During our first meeting we begin with a form called the Information about Broker Service (IABS) which is a disclosure required by the Texas Real Estate Commission. (It's not a contract or agreement in any way. But, you will need to sign it to indicate that we have covered it and explained it.) We will then discuss your needs and expectations and explore online all the properties that meet your stated criteria and defined expectations and eliminate the Houston area homes that obviously won't be practical. Then we'll need to explore your financial situation before we enter into the Exclusive Buyer Representation Agreement. Simultaneously I will provide you with a very short list of Mortgage lender because you will also need to meet with a Mortgage Lender and make application for your financing and you will need to get Pre-Approved if you have not previously done so. If you have been previously pre-qualified you need to understand that Pre-Qualification is NOT the same thing as Pre-Approval. Pre-qualification is just a quick check of maybe one bureau not a substantive review of your financial ability to purchase. You need the full Pre-Approval; it's like having a sack full of GOLD. It gives you a much stronger negotiation position and you're really sure about how much home you can afford.
If we can't work under a written buyer representation agreement then we probably are not going to work well together.
